You are about to make a very important decision and a very large purchase. Whether this is your first home or one of many, buying a home can be a very emotional experience. Excitement, nervousness, exhilaration, anxiety, relief, stress – you may be experiencing all or some of these emotions.

You are also about to make a very wise decision – having a professional inspect your future home before you buy. A home inspection can help relieve some of the nervousness, anxiety, and stress you may be feeling. A home inspection from a professional, licensed, home inspector can make you feel more confident about your home purchase.

A home inspection is one of the best investments you will ever make. Remember, no home is perfect and even new homes may have items needing attention. Having a home inspection can potentially save you thousands of dollars in repair bills for items which may not have been evident when you first walked through the home. Home inspectors are trained to look at a home methodically and focus on the items with potentially high repair costs. As an Illinois Licensed Home Inspector and an American Society of Home Inspectors Associate Member, I approach every home using a set standard of practices, protect the interests of my clients, and possess an ethical commitment to represent the condition of the home fairly, objectively, and honestly.

I have a more than average curiosity of how things work and how they are built. How all the systems or parts work together to make something whole. A house is no different. Foundation, structure, plumbing, heating, cooling, electrical, doors, windows, roofing, exterior, and landscaping all need to work together to make a solid home.

After a successful military career, home inspecting was a natural second career choice. Throughout my military career I used series of systems to accomplish my tasks. The successful inspection of a home is a system. I enjoy inspecting homes from the roof to the crawlspace and everything in between. The military allowed me to look at things methodically, to pay attention to detail and to make decisions quickly and accurately. I use all of these skills in every home I inspect.

I have been asked, “Who do I represent when I inspect a home - the buyer, the seller, or their agents?” I understand everybody has an interest in the sale of the home. I certainly have the interest of my client in mind when inspecting a home. But I also have a duty to represent the home. My responsibility is to fairly, objectively and honestly describe the home’s condition. At times this may be in conflict with the opinion of the seller, the agent or even the buyer. By representing the home honestly - buyers, sellers and agents will know my inspections and supporting reports are fair, objective and honest.

Before you buy, make the wise decision – have your home inspected by a trained professional.

    Sincerely,

    Mike Fay
